Our Application Process

As demand for our properties is often very high, we are unable to offer viewings to every applicant.

To ensure our process is fair and manageable, all applications are initially assessed using consistent criteria, which may include:

  • Suitability of the property for the applicant's household size and circumstances.

  • Ability to meet the financial commitments of the tenancy (taking into account all sources of income, including benefits where applicable).

  • Information provided within the application form.

  • Referencing and Right to Rent requirements.

  • Any additional information relevant to the successful management of the tenancy.

Applicants who best meet the requirements of the property will be invited to view.

Being invited to a viewing does not guarantee that a tenancy will be offered, and submitting an application does not guarantee a viewing.

Individual Assessment

We recognise that every applicant's circumstances are different.

Applications are considered on an individual basis, and where appropriate we may consider factors such as:

  • Applicants in receipt of benefits.

  • Applicants with adverse or limited credit history.

  • Applicants who require a guarantor.

  • Applicants with pets, where suitable for the property.

Where additional information or supporting documentation would assist an application, we may request this before making a decision.

We are committed to making reasonable adjustments where appropriate for applicants with disabilities or additional needs. If you require any adjustments during the application or viewing process, please let us know and we will do our best to accommodate your requirements.

Our aim is to select the applicant who is the most suitable match for both the property and the tenancy, using a fair, consistent and objective process. We continually review our procedures to ensure they remain transparent, lawful and respectful to all applicants.
